How big of a mini split do I need?

For most homes, a good rule of thumb would be 30-60 BTUs per square foot. Factors that force the number up include geographic location, high ceilings, insulation, large windows and open spaces. You should make sure each air handler can cover its assigned zone, and you should make sure the condenser unit can handle the sum total of all air handlers’ BTUs, albeit with a slight under-rating. This under-rating allows the unit to operate more efficiently and ensure that the run time is sufficient to provide dehumidification.
