Thank you for your question. This particular product is the air handler only. In order to use the air handler, you will also require an outdoor condenser. We do have a system package that includes both this air handler and outdoor condenser. An 18,000 BTU unit will generally cover about 600 to 1,000 square feet depending on a few different factors. The climate zone, number of windows and quality of insulation will also affect this number. For more assistance, please give us a call.
