How to Choose a Replacement Mobile Home HVAC System
The easiest way to start shopping for a mobile home HVAC system is to identify what you already have. Your furnace, outdoor unit and indoor coil labels can tell you the current heating type, cooling size, refrigerant and electrical requirements. Use this guide to collect the basics before comparing replacement equipment.

Step 1: Find the Equipment Labels
You do not need to understand every number on the labels. Take clear pictures of each complete rating plate so you can reference the information while shopping or send the photos to an equipment specialist.
Indoor furnace
Look inside the normal furnace access door or on an interior cabinet wall. Record the complete model number, heating type and heating capacity.
Outdoor unit
Find the label on the outdoor air conditioner or heat pump. Record the complete model number, refrigerant, voltage and phase.
Indoor coil
Look for a separate model number on the coil cabinet above or below the furnace. The coil must match the new outdoor unit.
Step 2: Identify the Type of Mobile Home HVAC System
Most manufactured homes use one of the following heating and cooling arrangements.
Air Conditioner + Furnace
An outdoor air conditioner connects to an indoor coil installed with a gas, propane, oil or electric mobile home furnace.
Heat Pump + Electric Furnace
The outdoor heat pump provides heating and cooling. The indoor electric furnace or air handler supplies the blower and backup heat.
Packaged HVAC System
Heating and cooling components are combined in one outdoor cabinet connected to the home through ductwork.
Heat-Only Furnace
The home has a furnace but no outdoor central cooling unit. Adding AC may require a compatible blower, coil, electrical circuit and accessories.
Important: equipment made for a conventional site-built house is not automatically approved for a mobile or manufactured home. Look for products specifically designed and listed for manufactured-housing applications.
Step 3: Find the Current Air Conditioner or Heat Pump Size
The outdoor model number often contains a number that represents cooling capacity in thousands of BTU per hour. For example, a model containing 036 commonly belongs to the 36,000 BTU, 3-ton size class.

Step 4: Match the Current Heating Type
The replacement furnace must work with the available utility and the home’s approved installation. Check the furnace rating plate before choosing natural gas, propane, oil or electric heat.

Natural gas and propane are not the same. Do not order a furnace or conversion kit based on appearance. Verify the current fuel and use only conversion equipment approved for the exact furnace model.
Step 5: Match the Outdoor Unit and Indoor Coil
The outdoor air conditioner or heat pump and the indoor evaporator coil operate as one system. The new equipment must use the same approved refrigerant family and be a certified equipment combination.

Mobile home HVAC equipment often fits into a narrow utility closet and connects to ductwork below the floor. Measure the current installation and confirm these details before ordering.
Downflow or Upflow
Many mobile home furnaces are downflow units that send conditioned air into a floor duct. Match the actual airflow direction.
Furnace Cabinet
Record the existing furnace width, depth and total installed height. Older cabinets may use a narrower footprint.
Coil Box Height
Measure the space used by the current coil cabinet. Replacement arrangements may use different coil-box heights.
Return Air
Note whether return air enters through a louvered furnace door, grille, top, side or floor connection.
Blower Capacity
The furnace blower must support the cooling airflow required by the new outdoor unit and coil.
Electrical Service
Record voltage, phase, MCA, MOCP and electric-heat circuit requirements from the exact equipment labels.
