The larger the space, the larger the tonnage and BTU needed.
Tonnage is the cooling capacity of an air conditioning system and is calculated based on the square footage of the space being cooled.
BTU is the heat output of a furnace system and it is recommended that a furnace has 30-60 BTUs per square foot.

Stages
HVAC condensers are built with a single-stage, two-stage, or variable-speed compressor. Furnaces are built with single-stage, two-stage, or modulating burners. Having a unit with more than one compressor stage or burner stage allows for the unit to operate at different capacities, which helps reduce energy consumption.
×
SEER/AFUE
The energy efficiency of an air conditioning system, SEER, is determined by its electrical energy input during a season and the cooling output of the unit. Similarly, AFUE determines how efficiently a furnace converts energy into heat. Higher SEER ratings and higher AFUE ratings = higher energy efficiency.

Brand
HVAC equipment is built out of various materials and come in different quality levels. Brands manufacture their equipment differently, so choose the right equipment to fit your budget.
